On 23 August 2026 the Government raised the monthly household income ceiling for most new HDB flats, for resale flats bought with a CPF Housing Grant and for HDB housing loans from S$14,000 to S$16,000, and the ceiling for new Executive Condominium units from S$16,000 to S$18,000. The flats and loan ceilings reach households that apply for an HDB Flat Eligibility letter on or after 24 August 2026. The singles ceiling rose from S$7,000 to S$8,000 on some routes, the extended family ceiling was set at S$24,000, and from the February 2027 sales exercise a first-timer family receives one additional ballot chance for each Singapore Citizen child aged 18 and below. The annex to the release shows the headline figures are not a single ceiling: a 2-room Flexi flat on a 99-year lease moved from S$7,000 to S$8,000.
