For en bloc sites purchased on or after 29 July 2026, a licensed housing developer whose redevelopment yields 700 to 1,399 residential units may have its ABSD remission completion and sale timelines set at 6 years, and one yielding 1,400 or more at 7 years, against 5.5 years under the 2025 Category 1 alone. Both need at least 1.5 times the existing units, as conveyed by URA, and IRAS confirms the extension on application. Commencement stays at 2.5 years. A Mega site must sell at least half its units by the end of 6 years or lose the whole upfront remission with interest. No ABSD rate changed.

Methodology5 rules
- Comparison anchored to effective date: 29 July 2026. The anchor is the effective date where one is recorded, otherwise the announcement date.
- The windows are the same number of days on each side of the anchor, and the anchor day belongs to the after window.
- A series counts toward a window only for observation periods wholly inside it, with values as originally recorded, not as later revised.
- Where no whole period falls inside a window, no value and no difference is stated; a day no whole period covers is missing, never zero.
- Concurrent land sales and archive events are listed by date alone. Nothing on this page is attributed to the event.
