Property tax calculator Singapore

Property tax is a percentage of a property's Annual Value, its estimated yearly rent. From 1 January 2025, a home its owner lives in pays 0% on the first S$12,000 of Annual Value, rising to 32% above S$140,000, while a let or vacant home pays 12% on the first S$30,000 of Annual Value, rising to 36% above S$60,000.

For residential property that is let out, vacant, or a second home. Non-residential property is taxed at 10% of the Annual Value, which this calculator does not cover.

A worked example

IRAS works this case (Example 1): a home with an Annual Value of S$36,000, lived in by its owner. The tax is S$0 on S$12,000 at 0%, S$960 on S$24,000 at 4%: S$960 for the year.

What is Annual Value?

IRAS's estimate of the yearly rent the property could fetch if let, excluding furniture and maintenance. It is on your property tax notice, and IRAS revises it each year.

Which rates apply to me?

Owner-occupier rates apply to the one residential property you own and live in. A second home, a let property and a vacant one pay non-owner-occupier rates.

The bands on this page have applied since 1 January 2025. The rule history below lists each earlier set that is modelled.
