The cost of holding a property is its property tax, its maintenance fees and the interest on its loan, year after year. This calculator takes property tax from IRAS's bands in force from 1 January 2025, at owner-occupier or non-owner-occupier rates, and adds the fees and interest you enter.

Questions

What does holding cost include?

Property tax on the Annual Value, the monthly maintenance or conservancy fees, and the interest part of the loan instalments over the years you hold the property. Repairs, insurance and renovation are left for you to add.

Why does the property tax not change year to year here?

The calculator applies today's bands to the Annual Value you enter. IRAS revises Annual Values each year, so the real figure moves with the rental market.

Is loan principal a holding cost?

No. Repaying principal turns cash into equity in the property. Only the interest is counted as a cost.

Is this calculator advice?
