Rental yield calculator Singapore

Gross rental yield is a year's rent as a share of the price. Net yield takes off the costs of letting: property tax, which a let home pays at non-owner-occupier rates from 12%, maintenance fees, other costs and the months it stands empty.

Questions

What is the difference between gross and net yield?

Gross yield divides a year's rent by the price. Net yield first takes off property tax, maintenance fees, other running costs and the rent lost to vacant months.

Why is property tax at the higher rates?

A let property is not lived in by its owner, so IRAS taxes its Annual Value at non-owner-occupier rates.

Does net yield include income tax or loan interest?

No. Both depend on the owner, not the property. The tax on rental income calculator covers income tax on the rent.
