Rental income tax calculator Singapore

Rent from a property is taxed as income after allowable expenses. For a residential property, an individual may deduct 15% of the gross rent as deemed expenses instead of the actual costs, and still deduct the mortgage interest. Non-residential property must claim actual expenses.

The same choice applies to all of one person's tenanted residential properties in a year. Deemed expenses are not available if no deductible expense was incurred, or for rent through a partnership or a trust.

A worked example

IRAS works this case (Paragraph 5.2, Mr X, actual amount of expenses): a residential property let for S$48,000 in the year, with S$9,500 of mortgage interest. With actual expenses of S$7,000, the net rent taxed is S$31,500.

Questions

What are deemed rental expenses?

15% of the gross rent of a residential property, which IRAS allows in place of actual expenses such as property tax, maintenance and insurance. Mortgage interest is deducted on top.

Can I use deemed expenses for one property and actual expenses for another?

Not for residential properties in the same year: the choice applies to all of them. Rent from non-residential property always deducts actual expenses.

Is net rent the tax payable?

No. Net rent is added to your other income and taxed at your personal income tax rates, after reliefs.
