A 99-year lease that commenced on 1 June 1995 ends on 31 May 2094. On 1 June 2026 it has 68 years left, 68.6% of the term, counted in calendar days so that leap years count.
Questions
When does a 99-year lease end?
At the end of the day before the 99th anniversary of its commencement. A lease that commenced on 1 January 2000 ends on 31 December 2098. The title or the lease document states the expiry, and it wins if it differs.
Does the remaining lease tell me what a property is worth?
No. Price depends on much more than the lease left, and this calculator makes no valuation or forecast. It does the date arithmetic only.
Does the remaining lease decide CPF use or a loan?
Not on its own. CPF Board and HDB also look at the buyers' ages, and lenders apply their own terms. Those rules are not applied here; check with CPF Board, HDB or your lender.
Arithmetic on the figures you enter: no policy rule is applied. Confirm the terms with your lender, lawyer or the relevant agency before you act. All calculators
