Residential property only, on the higher of the price and the market value, counting properties owned wholly, partly or jointly. A housing developer's 35% may be remitted on conditions; the other 5% is not.
A worked example
IRAS works this case on its BSD page (Examples, Example 1): a residential purchase at S$4,500,100 on 17 February 2023. BSD is S$1,800 at 1% on the first S$180,000, S$3,600 at 2% on the next S$180,000, S$19,200 at 3% on the next S$640,000, S$20,000 at 4% on the next S$500,000, S$75,000 at 5% on the next S$1,500,000, S$90,006 at 6% on the remaining S$1,500,100. That is S$209,606 in all.

How is Buyer's Stamp Duty calculated in Singapore?
BSD is charged at marginal rates on the higher of the purchase price and the market value, and rounded down to the nearest dollar with a minimum of S$1. From 15 February 2023, residential property pays 1% on the first S$180,000, 2% on the next S$180,000, 3% on the next S$640,000, 4% on the next S$500,000, 5% on the next S$1,500,000 and 6% above S$3,000,000. Non-residential property pays 1% on the first S$180,000, 2% on the next S$180,000, 3% on the next S$640,000, 4% on the next S$500,000 and 5% above S$1,500,000.
How much ABSD do I pay?
It depends on who is buying and how many residential properties they will own. From 27 April 2023, Singapore citizens pay 0% on a first residential property, 20% on a second and 30% on a third or later. Permanent residents pay 5%, 30% and 35%. Foreigners pay 60% and entities 65% on any residential purchase.
Which ABSD rate applies when two people with different profiles buy together?
The highest rate that applies to any of the buyers is charged on the whole value of the property. A citizen buying a second home jointly with a permanent resident who owns one pays the permanent resident's rate.
Which date decides the rates I pay?
The date of the purchase: usually the date the Option to Purchase is accepted or the sale and purchase agreement is signed. Enter that date in the calculator and it applies the rates in force then, and shows which rule version it used.
